Determining What Type of Contractor You Need

The first step in a successful home construction, renovation or repair project is to determine what type of contractor is best suited to do the work.

If you're building a new home, you will most likely require a custom home builder who will act as the general contractor, organizing all aspects of the project. Another option is to hire a designer or architect to design the home and then manage the contracting and construction process on your behalf. Note that some provinces license new home builders and/or require that they provide a third-party warranty on the homes they build (check under The Law Where You Live).

If you are planning a significant home renovation-one involving extensive remodeling, an addition or a combination of repairs and renovations-you will likely need to hire a professional renovator. Renovators most often serve as general contractors, organizing all aspects of the project, including design, hiring of sub-trades and obtaining the needed building products and materials.

If you are going to remodel a specific area of your home, such as the kitchen or bathroom, you may want to consider hiring a specialty contractor. Many specialty firms also provide design services and either manufacture or sell the products they install. Renovation contractors can also handle this type of project.

If you need to replace or upgrade specific components in your home, such as roofing, windows, or flooring, retailers offering contract installation services are a convenient option. Many building material and product retailers offer installation services in addition to selling building products. As well, many utility companies also offer installed sales of some products. Tradespeople, such as roofers, masons and carpenters can also be hired to install materials and products you purchase.

For repair of electrical, mechanical, heating and plumbing in your home, trade contractors specializing in each of these areas are likely most suitable. Most provinces require licensing of trade contractors in their area of specialization (check under The Law Where You Live).
